Are you a driven, detail-oriented professional with a passion for the construction industry? We are seeking a Permanent Construction Project Manager to join our dynamic team. This role is instrumental in managing and overseeing the construction of custom luxury homes from conception to completion. The ideal candidate will have a strong background in project coordination, blueprint reading, estimating, and contract review. You will work closely with owners, architects, and engineers to develop plans, establish timetables, and determine labor and material costs. Excellent time management skills are a must, as is a minimum of 5 years of experience in Construction Project Management.
Responsibilities:
As a Construction Project Manager, your responsibilities will include but are not limited to:
1. Overseeing all stages of project life cycles from initial planning to completion.
2. Collaborating with owners, architects, and engineers to develop detailed project plans.
3. Reading and interpreting blueprints and architectural diagrams.
4. Utilizing Bluebeam for project coordination and management.
5. Estimating costs and setting the quality standards.
6. Preparing contracts and negotiating revisions, changes, and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors.
7. Managing the budget, keeping track of supplies, personnel, and progress.
8. Ensuring the projects are completed on time and within budget.
9. Proactively identifying and mitigating project risks.
10. Ensuring all legal requirements, building and safety codes, safety inspections, city guidelines, and local and state regulations are met.
Qualifications:
To be considered for this role, you must have:
1. A minimum of 5 years of experience in Construction Project Management, specifically with custom luxury homes.
2. Proven experience in project coordination, blueprint reading, estimating, and reviewing contracts.
3. Proficiency in using Bluebeam or similar project management software.
4. Excellent time management skills with the ability to meet deadlines.
5. Strong interpersonal skills with the ability to work effectively with a diverse range of individuals, teams, managers, supervisors, and external parties.
6. Strong problem-solving skills with the ability to anticipate and manage project risks.
7. Excellent written and verbal communication skills.
8. A Bachelor’s degree in Construction Management, Civil Engineering, or related field is preferred.
